Overview
Insource Ai (Wichita, Kansas) operates HousingModel, a web-based platform at housingmodel.com that helps housing developers, owners, and property managers underwrite, develop, and operate real estate. This policy explains what data we collect, how it is used, and the choices you have.
Data We Collect
Account data. When you create an organization or accept an invitation, we collect your name, email address, and the details you provide to set up your organization (legal name, slug, and contact information).
Business data you enter. Financial records, property, unit, lease, household, and application data that you or your staff enter into the platform, including documents you upload. Sensitive fields (for example, financial account details and identity data) are encrypted at rest using envelope encryption.
Usage data. We log requests, access times, and actions for security, audit, and support purposes. Every change to your data is recorded in an internal audit log.
How We Use Your Data
We use your data to operate the service: authenticate your accounts, enforce your organization's access controls, run the analysis and reporting features you request, send transactional notices, and keep the platform secure. We do not sell your personal data.
Artificial Intelligence Features
HousingModel includes Ai features (for example, conversational assistance and document analysis) powered by Claude, Anthropic's large language models. When you use an Ai feature, the specific content you submit for that feature is sent to Anthropic's API so the model can process it. Ai outputs are informational: they are reviewed by your team before use, and humans remain responsible for decisions made with their assistance. We configure the service so your prompt content is not used to train Anthropic's models, and Ai features have read-only access to your data — no Ai feature can modify records without a human-approved action.
Third-Party Processors
Payment processing is performed by third-party processors (platform billing via Creem; tenant payment flows via Finix). Card and payment details are handled directly by those processors; HousingModel does not store full card numbers. Other subprocessors include Google Cloud (hosting, identity, storage, and task queues), Resend (transactional email), and Sentry (error monitoring). Each subprocessor is bound by data processing terms that require them to protect your data and process it only for service delivery.
Data Retention
Financial records within your organization are retained for seven years to meet tax and audit requirements. Other records are retained for the life of your account and deleted according to the platform's data retention policy. You can request deletion of personal data where lawful retention does not require us to keep it.
Security
Data is encrypted in transit (TLS) and at rest. Access is controlled per organization with role-based permissions and row-level isolation in the database. We run continuous security testing and monitoring.
Contact
Questions about this policy or requests to access, correct, or delete your data should be directed to the account owner of your organization, who is your organization's point of contact for privacy matters and can escalate them to Insource Ai.
